Following consultation with East Devon District Council ACL Property Co has identified the following key planning policy issues:

- Site is inside the Built Up Area Boundary -development generally acceptable
- Strategy promotes development that will reinforce Axminster’s self-containment and vitality
Retail policy
- Sequential Test - no suitable and available sites identified. Webster’s Garage and other parts of the ACL estate ruled out
- Impact - confirm no harmful impact on Axminster Town Centre
Employment Policy
- Allocated employment land but flexibility for alternative job-creating uses
Retail policy
- Full Retail Assessment to be prepared
- Discount foodstores have low impact
- Sequential Test - no suitable and available sites identified. Webster’s Garage and other parts of the ACL estate ruled out
- Improved consumer choice in Axminster.
Housing Policy
- Potential conflict with employment allocation
Transportation
- Promote sustainable travel choices
- Ensure no significant impact on highway operation/safety
Environment
- Flood risk, biodiversity and contamination considerations – address/mitigate/enhance.
Design / Sustainability
- Promote high quality, sustainable and energy-efficient design
